Now That You've Bought Your Home

Owning a home is a marathon, not a sprint. A little regular maintenance now prevents big repair bills later.

First Things First

Don't forget what your inspection report flagged.

Your inspection report likely included items to "monitor" — a minor roof repair, minor cracks, or an aging system component. These aren't necessarily urgent, but they're worth keeping an eye on. Pull your report out once or twice a year and check on anything flagged for monitoring; catching a small issue early is almost always cheaper than catching it late.

Seasonal Maintenance

A simple rhythm for year-round upkeep.

These are general suggestions — every home is different and may require additional maintenance and monitoring.

Spring

  • Inspect roof & gutters after winter weather
  • Service HVAC before cooling season
  • Check crawlspace for moisture intrusion
  • Test sump pump, if present
  • Inspect exterior caulking & paint
  • Check batteries in smoke & CO detectors

Summer

  • Check attic ventilation & insulation
  • Inspect grading/drainage after heavy rain
  • Clean dryer vent
  • Re-caulk exterior doors & windows as needed
  • Touch up peeling or damaged paint to help prevent moisture intrusion
  • Trim trees and shrubs so they don't touch or rub against your home's exterior

Fall

  • Service HVAC before heating season
  • Clean gutters and downspouts, and ensure rainwater is flowing away from the foundation
  • Inspect chimney/flue if applicable
  • Drain & store outdoor hoses
  • Check weatherstripping on doors
  • Check batteries in smoke & CO detectors

Winter

  • Insulate exposed pipes against freezing
  • Check roof for ice-dam risk areas
  • Test water heater & check for leaks
  • Re-test radon (levels can shift seasonally)
  • Re-check items flagged in your inspection report

  • Test smoke and carbon monoxide detectors monthly; replace batteries twice a year.
