What does a home inspection actually involve?

A standard home inspection is a visual, non-invasive evaluation of a home's major systems and components, typically taking 2–4 hours depending on the home's size and age. I inspect the roof, exterior, structure, attic, electrical, plumbing, HVAC, crawlspace or basement, interior, and built-in kitchen appliances such as the dishwasher, range, and oven. Everything is documented with photos in your detailed inspection report.

You'll receive a clear digital report, typically within 24 hours, organized by system with photos and plain-language explanations of any findings.

Preparing For Inspection Day

How to prepare for your inspection.

  • Ensure access to the attic, crawlspace, electrical panel, water heater, and all rooms (clear away storage if needed).
  • Keep utilities on — electricity, water, and gas must be active to test all systems.
  • Locate documentation like permits, warranties, or past repair records, if available.
  • You are invited to join for the last half hour for the inspector to walk you through any concerns and answer your questions.
  • Your Real Estate Agent should ensure the sellers are aware of these requirements.
  • Secure pets so they're not underfoot (or causing access issues) during the inspection.

Most inspections take between 2 and 4 hours, depending on the size, age, and condition of the home. Larger or older homes, or those with additional systems like wells or septic, may take longer.
Yes. I recommend joining me for the last 30 minutes of the inspection if your schedule allows. This gives me time to complete the inspection without distractions, then walk you through my findings, point out important items in person, and answer any questions you have.
Standard inspections are visual and non-invasive, so things hidden behind finished walls, under flooring, or buried underground (like sewer lines) aren't included. If an area is not accessible to me, I will let you know I could not inspect it, and why, so you are aware of the limitation. Specialty services like well testing, septic inspection, or radon testing are available as add-ons.
